We are only looking for a Project Manager who has multifamily experience. The project is 5 buildings with 300 units.
What You Will Be Doing
We are seeking an experienced Construction Project Manager to provide overall project management and coordination for multi-family/mix-used projects in the Denver area. We are looking for an experienced Project Manager to take responsibility for overall project direction, coordination, and performance including costs, sequencing, schedule, quality and project timing. This position involves subcontract negotiations, liaison with owners, engineers, architects and subcontractors, management of technical and financial aspects of contract and project.
What You Need for this Position
Plan review and evaluation of construction documents, specifications, and reports;
Research quality, technical, and constructability issues for the project;
Bid management, review, and analysis
Establish and maintain project schedule and construction budget in conjunction with the Project Superintendent.
Monitor large or multiple projects in different stages of development; effectively delegate control and monitoring techniques
Process contract drawings and specifications and ensure that the building is built in accordance with these documents
Process changes received from the Architect including contacting the subcontractor for pricing, checking subcontractor quotations to ensure that they are complete and reasonable, and itemizing changes and presenting them to the Architect with confidence that the pricing is in accordance with the changes.
Meet with Owners and Architects in a professional manner and have the ability to communicate effectively both the concerns and best interests of the company.
Instill a positive working relationship with the Owner and Architect to ensure repeat business
Have the ability to read, interpret, analyze and forecast a projects cost reports and determine the status of the job in terms of schedule and costing.
Participate and produce effective Project team meetings by documenting issues and solutions that arise, including developing a critical action items list. Weekly and monthly meetings as applicable.
Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labor, and schedule.
Maintain a good working knowledge of trade unions, their agreements, and stipulations.
Act as a liaison and coordinate between the Owners, Architects, Engineers, other Consultants, Inspectors, and Subcontractors;
Work in conjunction with other Field Staff to ensure quality and timeliness of Project construction and completion;
Ensure communication of scope changes to all affected trades and parties;
Manage and monitor guidelines for Quality Assurance/Control according to GCs Quality Assurance/Control Program, Engineering, and Design requirements;
Participate with Superintendent in developing punch-list items and execute their completion;
Delegate, supervise and accomplish close-out plan and deliverables
Perform other duties as directed by VP of Construction.
